Ambitious plans for a £250 million shopping centre and bus station have just been unveiled.
Plan for the future - an artist's impression of the view from St Botolph's Circus if the scheme is passed.
The Vineyard Gate development and bus station are a key part of Colchester Council's regeneration of the St Botolph's quarter.
House of Fraser is keen to move to the town and the new department store will front on to St Botolph's Circus.
The bus station will be located between what is currently Osborne Street and a revived Vineyard Street.
Under the plans, a building on St Botolph's Street will need to be demolished to make way for the access.
John Jowers, leader of Colchester Council, said: "It is time we made sure everyone in Colchester know how innovative this scheme is. This is going to be good news for Colchester."
The target date for completion is Christmas 2009.
