Controversial redevelopment plans look set to go ahead in Wivenhoe after the £2 million sale of a derelict quayside boatyard.
Developers finally completed the purchase of the former Cook's shipyard yesterday, paving the way for a major house-building programme.
Colchester-based Lexden Restorations has paid about £2 million for the 15-acre site after four years of "delicate" negotiations.
The company has already outlined plans to build more than 70 houses and flats there.
Proposals also include business units, a gallery, museum and riverside walkways.
The site's future has been uncertain since the shipyard closed in 1986 with debts of £600,000.
Last year, plans for a restaurant were dropped after 900 people objected. Since then, Lexden Restorations has been thrashing out details about access and community facilities.
But last night, agents ES&P confirmed the deal had finally gone through.
Spokesman Richard Haines said: "We are extremely pleased to have finally resolved all of the outstanding matters to enable the site to be sold to Lexden Restorations."
Lexden Restorations plans to spend more than £300,000 restoring the wet dock and jetty at the site.
