Neighbours went to complain about loud music and were confronted by a man wielding a rifle.
Armed police officers were called in after the alarm was raised in Creffield Road, off Maldon Road, in Colchester, at just after midnight last night.
Police said neighbours had gone to a flat to ask for the music to be turned down when the gun incident occurred.
A man continued to cause problems waving the rifle out of the flat window. No shots were fired and no-one was hurt.
At 3am a 17-year-old man was arrested on suspicion of firearms offences. He was due to be questioned on Tuesday at Colchester police station.
A gun which fires ball bearings was recovered.
